Purchasing Farm Land
Farmland has always been a wise investment….”they are not making any more of it”. Some may argue that it is not always a ‘sound’ investment, yet the land is always there, it will always provide a return (some years more than others) and it offers a chance to leave a legacy to one’s heirs.
Most farm land is purchased by local farmers who wish to increase their farming operation and spread their machinery and labor costs over more acres to increase profitability. Farms are sold at auction (highest bidder is the new owner), listed for sale by real estate professionals who find buyers and private sale (someone knows someone who wants to sell their land).
Good quality farm land is always in demand. Also in demand (especially just before hunting season) is recreational land – land that’s best use is for hunting, fishing, trail riding etc.
On occasion, a parcel of land becomes available that has both. Good quality tillable acres that can be rented for profit and other acres that include timber, ponds and recreational trails used for personal enjoyment.
