Starting A New Or Moving An Existing Business

Land Available For Business Expansion in Indianola

The business economy appears to be on an upswing creating new business opportunities and expansion potential for existing businesses.

Are you Starting A New Or Moving An Existing Business?  The first step is to determine what is needed: space, building, transportation, location, utilities, and communications.  Financing the process falls into place when the costs are known.

Location.  In Indianola, there are not many existing buildings suited for business expansion. Home-based businesses looking for a store front are able to find the right place on occasion, but not often. The lack of suitable existing buildings forces the business owner to look for a parcel of land and build a new structure that will satisfy the needs of the business.

Availability. In Indianola, the City has made an effort to keep our community presentable by taking control of properties that have not been cared for and degraded to the point of having limited value.  The program is called "Dangerous and Dilapitated" or D&D for short.

How the Program Works
A Development Committee, made up of city staff, business owners, bankers, and real-estate brokers who understand the process of buying and selling properties, selects the D&D properties. When considering properties for the D&D Program, the committee:

  • Looks at the condition of the properties
  • Prioritizes the properties
  • Considers a price for the properties

The city has several success stories to offer. Visit their website to see how those properties have been turned into community assets.

The City currently has four vacant lots which have been purchased through the D&D Program. The lots are listed for sale and located at:

203 W 2nd Avenue                            410 S Jefferson Way

910 E Second Ave                             401 E Euclid Ave

Each lot has its own qualities.  The size and value of improvements that an owner places on the property will determine the amount of real estate tax that the city can reasonably expect to receive over the next ten years.  The city's goal is to recapture all of the expense of purchasing and cleanup through new taxes and the price of the land.

The higher the value of improvements added to the property, the more likely the city can negotiate the price of the land.  To learn more,  contact EXIT Realty North Star for additional Information about business opportunities in the Indianola area.
